SAME DAY REPORT!

The Standard Inspection covers the visual and accessable components of a home. This typically includes the exterior, roof,  foundation, crawl, attic, permanently installed appliances, fixtures, and visible components of HVAC, electrical, and plumbing. Important items that are not included are detached Buildings, septic systems, sewer lines, Chimney flues, and other non accessible areas or components as well as non permanently installed appliances. The purpose of a home inspection is to protect YOU. Alabama is a buyer beware state. Legally a seller is not required to disclose any issue with a home, known or unknown. Therefore if you skip an inspection you are opening yourself up to severe financial risk as well as possible safety hazards. 

There are a lot of factors that go into pricing an inspection. We base our prices off of multiple factors including age, square footage, distance to property, and any additional services. our average inspection cost is typically between $400-$500 and includes a same day report, an in person education on the property. 

We pride ourselves on efficiency, and our inspection process and software have been  designed to complete an inspection in the most effective and efficient manor possible. We typically have a 1-2 man team that can complete an inspection in 1-3 hours depending on the condition and size of the home. 

The short answer,  only you. It is never recommended to share the full inspection report with anyone but your personal Realtor. This is an expensive non-transferable document that YOU paid for. YOU NEVER SHARE THE REPORT WITH YOUR BANK as the findings are not legally available to anyone but the buyer, and the report may impact your loan process. It is the duty of the bank to discover any issues with a property for themselves. We have a built in repair request tool that allows you to make repair requests or cash requests including images and comments on the defects from the report. this function excludes all other information except what the buyer chooses to share.
